Second generation builder, Josh Doyle has been immersed in the world of home construction throughout his life. After graduating from Ohio State University with a degree in Finance, he worked for his father’s company in Lima, Ohio, throughout his childhood and college years.

 

Josh joined Owens Corning’s Financial Leadership Program. This program provided him with valuable insights into running a successful business, emphasizing customer-inspired solutions while maintaining strong cost accounting controls and fiscal responsibility within the organization. After three years at Owens Corning, Josh decided to return to his roots designing and building true custom homes. Within his first year in business, he was recognized by the renowned national Home Builder Magazine as a “Home Builder 2.0,” one of the nation’s most innovative builders.

About Us

For more than 18 years, Homes by Josh Doyle (HbJD) has been designing and building true custom homes throughout Northwest Ohio and Southeast Michigan. With more than 1,200 custom homes designed and built, we've grown from a small custom builder into a team of professionals dedicated to every stage of the homebuilding process. We build on our customers' land and create homes that are uniquely designed around their lifestyle, needs, and vision. Our design-build approach brings design, architecture, selections, estimating, and construction together under one team, providing a seamless experience from concept to completion. We use detailed 3D modeling and visualization to help our customers see and refine their home before construction ever begins.

At Homes by Josh Doyle, we believe a custom home should be built to last. When you invest in a home, the bones matter. Every home we build includes:

 

  • Weyerhaeuser 7/16" StructureWood exterior wall sheathing

  • Weyerhaeuser 1/2" StructureWood roof sheathing

  • Weyerhaeuser 3/4" tongue-and-groove Gold Board premium subfloor

  • 2x10" floor joists or 11-7/8" I-joists where applicable

  • Finger-jointed premium engineered studs

  • 4000 PSI poured concrete with Fibermesh and vertical and horizontal rebar

  • 8' poured concrete foundation walls

  • Interior and exterior Form-A-Drain integrated drainage system

  • Watchdog waterproofing system

  • Oversized sump crock sized for two pumps, with one pump included

Built to Perform and Save: Superior Energy Efficiency

A well-built home should keep you comfortable year-round without punishing your energy bills. Every home we build includes:

 

  • 1/2" Closed-Cell Sprayfoam throughout all exterior walls, and around all windows, doors, and floor joists

  • R-13 fiberglass insulation over the spray foam in exterior walls

  • R-19 insulation at basement joist ends and garage ceiling

  • R-49 blown or batted fiberglass attic insulation

  • R-10 exterior foundation foam board insulation

  • Vapor barrier beneath all concrete

  • Andersen 100, 200, or 400 Series energy-efficient windows

  • Exterior window tape for additional air and water protection

  • OSB on garage-to-house common walls for additional insulation and structural performance

  • Heat-loss and heat-gain calculations performed for each individual home to properly size the HVAC system

  • High-efficiency gas furnace and 14 SEER air conditioner

  • Programmable thermostat

  • Continuous ridge vent when the design allows

  • Interior sound insulation in the master bedroom, bathrooms, and laundry room

Because design and construction are handled under one team, we can also make smarter decisions and value-engineer the home before construction starts rather than figuring things out along the way.

Are there any limits in designing a home?

Absolutely not. We will not sacrifice structural quality and energy efficiency, but there are really no limits.

What is the price range of your homes?

Our goal is to design and build homes for customers. We treat customers as more than just transactions. The most important aspect is designing homes that fit their budget without compromising quality or cost.

What should I look for in a builder?

At the end of the day you’re with a builder for a year. You’re with your house for the rest of your life. So what really matters is the design, layout, and the quality of the materials and energy efficiency.

Do we have to start with your floorplans?

Short answer, no. Production builders typically require you to choose a floorplan and allow only minor modifications. On the other hand, we’re an all-in-one design and build company that designs and builds your home from scratch to your wants, needs, and budget.

Where can I find your floorplans?

Meet with us in-person or virtually! I’m hesitant to share our best work publicly as I’ve dedicated my entire life to designing homes but I'm more than happy to discuss designing and building a true custom home that fits your wants, needs and lifestyle.

Is there a better time to build?

There isn't a better time of year to build. The best time to build is when you're ready. Waiting can have disadvantages like potentially higher interest rates, cost of materials rising, and the labor pool being less available.

What are your favorite homes to design?

I love ranches. Designed correctly, they’re more efficient in heating and cooling. You can utilize the basement for future finishing with natural light and nearly double your house’s size. We build to last a lifetime, and ranches allow generations to live in them.

Do you have a minimum size you'll build?

We don't have a minimum size, but the bank financing the home might. We will design the home with the same quality, structure, and energy efficiency, whether it’s a one-room house, barndominium, estate home or any other type of home

How long does a build take?

We typically expect 6-8 months from dig to completion. However, there are a lot of factors that affect that. In reality, building the same house can take 2-3 months longer in one county due to regulations and building departments.

What are some red flags when looking for land?

If you're building on a rural lot you need to make sure it's not in a floodplain and that you don't build too far back off the road. If you're building in a subdivision you want to be aware of the final lots and corner lots. Best advice is to do your research.
