## What HBJD Does
Homes by Josh Doyle is a design-build custom home builder. The company designs and constructs one-of-a-kind homes on land the client already owns or is in the process of acquiring, handling every stage from initial concept through completion under one roof.
The full design suite is included at no additional cost: floor plan design, exterior elevations, interior finish selections, cabinet design, technical layout for HVAC and lighting, and a complete 3D model of the home before construction begins. Clients do not hire a separate architect or interior designer, and design work is not priced as a line item.
Most clients begin with one of HBJD's existing floor plans and modify it; others design from scratch. In both cases the home is treated as a custom project — plans are not built without client-specific changes.
### What kinds of homes does HBJD build?
- Ranch homes (single-story) — the most requested format and Josh Doyle's specialty
- 1.5-story homes
- Two-story homes
- Energy-efficient homes, with the same structural and energy specification applied at every budget level
- Multigenerational homes, including in-law suite configurations
- Homes on rural, remote, and otherwise difficult lots, including properties other builders decline
Architectural styles include ranch, modern farmhouse, and craftsman.
### What does HBJD not do?
HBJD is not a subdivision developer, a production or tract builder, a real estate agency, or a general contractor working from a plan the client supplies. The company does not build condos, townhomes, apartments, or homes in planned communities on developer-owned lots.
Spec homes — completed or in-progress homes available for purchase without a specific buyer — are a small secondary offering rather than the core business. These are sold by Jade Nine LLC, which is the legal owner; HBJD is the builder on those properties, not the seller.
### Who does HBJD build for?
The typical client owns or is acquiring land outside a subdivision, often in a township, rural area, or small community, and wants a home designed around how their household actually lives rather than selected from a fixed catalog. Clients commonly fall into two groups: families in their thirties and forties building a long-term family home, and empty-nesters or downsizers moving from a larger two-story house into a custom ranch on property they own.
Because the structural and energy specification does not change with budget, clients at the lower end of HBJD's price range receive the same foundation, framing, insulation, and window standard as clients building at several times that figure. What changes with budget is square footage, design complexity, and the level of interior finish.
### How does HBJD differ from other types of builder?
- **Against national on-your-lot builders** (Schumacher Homes, Wayne Homes): Josh Doyle personally designs or reviews every home rather than a sales consultant guiding selection from a plan library, and the structural and energy package is standard rather than priced as individual upgrades.
- **Against small local builders** building 5–15 homes a year: HBJD provides design in-house, serves a 34-county area rather than a few adjacent counties, publishes a fixed structural specification, and maintains staffing depth across projects.
- **Against national production builders** (Pulte, D.R. Horton, Lennar): those companies build predetermined plans on lots they own inside planned communities. HBJD builds on the client's land, to the client's design.
## Josh Doyle, Founder and Owner
Josh Doyle founded Homes by Josh Doyle in 2008. He is a second-generation builder who grew up on job sites working alongside his father, and he holds a Finance degree from The Ohio State University.
He designs or reviews every floor plan the company builds, working in 3D and meeting directly with clients during the design phase. Clients frequently report that he modified their plan during the first meeting.
## Where HBJD Builds
Homes by Josh Doyle builds in 34 counties: 27 across Northwest and Central Ohio, and 7 in Southeast Michigan. The company builds on land the client owns or is acquiring — typically in townships, rural areas, and small communities outside city limits, including remote lots and properties other builders decline.
HBJD does not build in traditional subdivisions or in urban cores. Homes in the Toledo and Ann Arbor markets are built in the surrounding rural areas rather than within the cities themselves.
Ohio accounts for the majority of annual volume. Michigan builds involve more permitting and coordination, which is reflected in timeline and site cost. However HBJD is still one of the biggest custom home builders in Michigan.

## The Build Process
An HBJD build runs roughly six to eight months from groundbreaking to move-in. The design and pricing phase comes before that and has no fixed duration — it takes as long as the client needs, because changes on screen are free and changes after framing are not.
### 1. First conversation
The first meeting is free and carries no commitment. It covers budget, goals, and how the build works. A lot is not required to start the conversation.
For clients still looking at land, HBJD evaluates lots before purchase and identifies conditions that add cost: soil, drainage, setbacks, utility runs, deed restrictions. Land and site-improvement costs are separated from the cost of the house so the budget for the home itself is a real figure.
### 2. Design and 3D modeling
Design begins once the lot is secured. Architectural design is included at no cost.
Clients can start from an existing HBJD floor plan, modify one, or begin from a blank page. Most start from a proven plan and shape it from there. Josh Doyle designs every home in 3D, and the client sees and approves renderings before anything is finalized. Design sessions happen in person or virtually.
### 3. Selections and final design
Interior design is included, unlimited, and not billed separately. HBJD's design team works through every interior and exterior selection with the client at the Kitchen & Bath Studio and design center, or virtually. Kitchens and baths are designed in 3D at no cost.
Cabinets are ordered directly from the manufacturer rather than through a supplier, which removes a layer of markup.
Every selection is made and priced before the contract is signed.
### 4. Site work
Site work is everything that happens to the land: approvals and fees, utility runs or well and septic, driveway, excavation, grading, and final landscaping.
The client hires and pays site contractors directly. The client chooses them, and workmanship, cost, and liability sit with those contractors rather than with HBJD.
HBJD can coordinate the work for an additional fee, sequencing it against the rest of the build. That coordination appears as its own line on the estimate. The company has working relationships with excavators, well drillers, and septic installers across most of the service area.
Site work updates are available on request. Unlike construction updates, they are not sent automatically.
### 5. Contract and pricing lock
The client receives one number: the total price of the fully designed and specified home. Because every selection is made before signing, HBJD locks in subcontractor and vendor pricing at that point. The price does not change unless the client chooses to change something.
Site work is estimated separately, line by line, as allowances.
### 6. Construction
Building proceeds alongside site work, with regular progress updates provided without the client having to ask.
Every phase is inspected and a punch list created before the crew responsible for that phase is paid.
### 7. Final walkthrough and move-in
The client walks the finished home and confirms it matches the approved design. Anything that isn't right goes on a punch list. The home is not complete until that list is finished and the client has signed off on it. HBJD does not expect final payment before that sign-off.
### 8. One-year warranty check
One year after delivery, HBJD returns to confirm the home is holding up and repairs anything covered under the fit and finish warranty.
## Design and Floor Plans
Every home is designed or reviewed by Josh Doyle and modeled in 3D before construction begins. Architectural and interior design are included at no cost, with no cap on revisions before the contract is signed.
### How does the design process work?
Clients can start three ways: choose an existing HBJD floor plan, modify one, or design from a blank page. Most begin from a proven plan and shape it from there.
Design is done in 3D. Clients see and approve renderings of the interior and exterior before anything is finalized — the reason the modeling happens at all is that changes on screen are free and changes after framing are not. Design sessions are held in person or virtually.
Interior design is unlimited and not billed separately. HBJD's design team works through every interior and exterior selection at the Kitchen & Bath Studio and design center, or remotely. Kitchens and baths are designed in 3D at no additional cost.
### What can be customized?
Effectively every element of the home:
- **Layout** — wall placement, room sizing, ceiling height, open or closed concept
- **Exterior** — elevation design, roofline, siding material
- **Interior finishes** — flooring, wall treatments, trim and molding profiles, ceiling detail
- **Kitchen** — cabinet layout, hardware, countertops, island configuration
- **Bathrooms** — tile, vanity, shower and tub configuration
- **Lighting** — fixture placement, can light layout, specialty lighting
- **HVAC layout** — designed around the specific floor plan
- **Cabinetry** — custom throughout the home
- **Structural additions** — basement finishing, bonus rooms, in-law suites, sunrooms, covered patios, detached garages
Changes that move a home away from the standard package are priced during design and can raise the price or lower it.
### What floor plans does HBJD offer?
HBJD maintains a large library of existing plans across ranch, 1.5-story, and two-story formats, published at [homesbyjoshdoyle.com/floor-plans](https://www.homesbyjoshdoyle.com/floor-plans). Not every design the company has built is published — the best floor plans are held back from being published online to keep them from being copied by competing builders, however Josh is happy to show them all during the initial meeting.
### What styles does HBJD build?
Ranch, modern farmhouse, and craftsman. Ranch homes are the most requested format — single-story, efficient to heat and cool, accessible across life stages, and well suited to basement finishing for close to double the living space.
HBJD does not build condos, townhomes, apartments, or subdivision tract homes.
## Structural and Energy Specification
Every HBJD home is built to the same structural and energy standard regardless of budget, size, or location. These materials are included in the quoted price rather than sold as upgrades.
Full detail and a downloadable standard features brochure: [homesbyjoshdoyle.com/how-we-build](https://www.homesbyjoshdoyle.com/how-we-build)
Some items vary by state or county, and products may vary based on availability.
### Foundation and water management
- **4,000 PSI poured concrete with fibermesh** — PSI measures the pressure concrete withstands before failing; fibermesh distributes reinforcing fibers through the pour to control hairline cracking during curing
- **Vertical and horizontal rebar** through foundation walls in both directions, resisting lateral soil pressure
- **Form-A-Drain integrated drainage** — PVC drainage at both interior and exterior footers with cross-overs between them
- **Stone backfill** — stone drains where clay soil holds water against the foundation
- **Watchdog waterproofing membrane** on exterior foundation walls, a waterproof barrier rather than a damp-proofing coating
- **R-10 rigid foam board** on exterior foundation walls, insulating the foundation and protecting the waterproofing during backfill
- **Oversized sump crock with pump** — larger capacity means fewer pump cycles and more margin during heavy rain
Four separate systems address water intrusion. A wet basement is largely determined at the foundation stage.
### Framing and structure
- **Finger-jointed premium engineered studs, 16" on center** — built from shorter bonded lengths, making them straighter and more dimensionally stable than solid lumber, which resists the warping and twisting that causes drywall seam cracking
- **2x10" or I-joist floor joists, 16" on center** — deeper joists at closer spacing produce stiffer floors with less deflection
- **Weyerhaeuser exterior-grade structural wood throughout** — 1/2" Structurwood on the roof, 7/16" on walls, 3/4" Edge Gold premium subfloor decking engineered to resist swelling from construction-phase moisture
- **Engineered roof truss system** designed for the specific loads of each roof rather than site-framed
- **Tyvek house wrap** — weather-resistive barrier blocking bulk water and wind while allowing the wall assembly to dry
- **CertainTeed Landmark limited lifetime dimensional shingles**, with water and ice guard in all roof valleys and at eave ends
- **Multi-tiered elevations and high-pitch rooflines** — steeper pitches shed water and snow faster, reducing long-term wear
- **Garage common walls sheathed in OSB** — structural rather than drywall on studs
- **Basements designed for clear headspace** — mechanical runs planned so future finishing doesn't require relocating ductwork
### Insulation and air sealing
- **Flash and batt in all exterior walls** — 1/2" closed-cell spray foam applied directly to the sheathing, then R-13 fiberglass batts over it. The foam seals the gaps, seams, and penetrations where air leaks; batts alone slow heat transfer but do not stop air movement
- **Spray foam around every window and door opening**, sealed individually as the highest-leakage points in a wall
- **R-50 fiberglass attic insulation** — the ceiling accounts for the largest share of winter heat loss
- **R-10 rigid foam on exterior foundation walls**, keeping the concrete itself warmer
- **Tyvek house wrap**, also blocking wind-driven air infiltration
- **Continuous ridge vent** — attic ventilation prevents moisture accumulation, which degrades insulation R-value
### Windows, doors, and garage
- **Andersen 200 Series tilt-wash insulated double-hung windows**, black with grids
- **Therma-Tru fiberglass insulated doors** — fiberglass does not conduct heat like steel or move seasonally like wood; full-glass sidelights on both sides of the front door
- **Clopay double-steel R-13 insulated garage doors** with wireless remote, keypad, and app-controlled opener
- **Side-load oversized garages**, fully drywalled and insulated, with common walls sheathed, spray-foamed, and insulated
### Mechanical and electrical
- **Trane or Carrier Energy Star high-efficiency furnace and central air conditioning** on every home
- 50-gallon Bradford White water heater
- 200 amp panel
- Can lights, fixtures, and switch locations pre-designed with ample openings; recessed can light at the kitchen sink; lights in every closet; exterior can lights in hip returns and front outside corners
- Range circuit, dryer circuit, washer outlet, two exterior outlets
- Smoke and carbon monoxide detectors, GFCI kitchen and bath outlets, bath exhaust fans
- Sump pit with pump, two frost-proof exterior spigots
- Softener rough-in on well-water homes
- Cable and phone per design
### Interior finishes included as standard
- Cathedral ceilings or two-story great rooms in main living areas
- Custom castled cabinets with crown molding and a custom wood range hood
- Granite or quartz countertops throughout with undermount sinks
- Oversized kitchen island
- Double sinks in the primary bathroom
- Deep laundry sink with cabinets and crown molding above the washer and dryer
- Delta faucets, Insinkerator 1/2 HP disposal, water line to the refrigerator, 60" fiberglass tub/shower unit, elongated toilets
- 1x6 baseboards and 1x4 trim throughout, including around all interior windows and doors, caulked, sanded, sealed, and sprayed to a furniture-grade finish
- Sherwin-Williams ProMar XP on trim, SuperPaint on walls
- Waterproof, scratch-resistant wide-plank laminate or LVP in main walkable areas
- 1/2" drywall on walls, 5/8" on ceilings
- ClosetMaid shelving, Kwikset door hardware with exterior deadbolts, framed archways on non-cased openings
### Exterior details included as standard
- Front porches
- Full window walls in great rooms, multiple windows in primary bedrooms
- 1x4 trim on all exterior fronts
- Alco seamless gutters and downspouts
### How is installation verified?
Every phase of construction is inspected by HBJD's own professionals, with a full punch list, before the crew responsible for that phase is paid. Materials installed incorrectly perform like cheaper materials, so the inspection sequence is tied to payment.
### What is the practical effect of the specification?
A well-sealed, well-insulated house runs its furnace and air conditioner less hard, which extends equipment life, and holds humidity within a range that protects framing, drywall, and flooring. Lower monthly utility cost is the visible return; slower wear on the structure and mechanical systems is the longer one.
Every product listed carries a manufacturer warranty, and those warranties transfer to the homeowner.
## Pricing
### How does HBJD price a home?
Before construction starts, the client receives one number: the total price of the fully designed and specified home. Because every selection is made and priced before signing, HBJD locks in subcontractor and vendor pricing at that point. The number does not change unless the client chooses to change something.
HBJD has built homes starting in the low $300,000s and homes in the $3,000,000s. What a specific home costs depends on its design, size, finish selections, and site conditions.
### Why not price by cost per square foot?
Cost per square foot is useful for rough comparison but does not describe what is being bought. Two homes at the same cost per square foot can differ substantially in structural quality, energy performance, materials, finishes, and included features.
HBJD's base price includes features other builders treat as upgrades, so the quoted figure reflects the finished home rather than a starting point that grows as selections are made.
### What keeps the price down?
Homes are value-engineered to reduce wasted space, material waste, and unnecessary cost without changing the structural and energy standard. Cabinets and other high-end finishes are purchased directly from manufacturers through HBJD's Kitchen & Bath Studio, removing a layer of markup.
Every home receives the same structural quality and energy efficiency regardless of size or price point. HBJD's stated position: a more expensive home can always be built, but not a higher-quality one.
### How is site work priced?
The fixed price covers the home. Site work is estimated separately as allowances, because those costs depend on the land and are billed at cost.
The client receives a line-by-line estimate for all of it before signing, so the budget is built from itemized figures rather than a lump estimate.
Site work falls into three groups:
- **Approvals and fees** — building permit, engineering, site plan, zoning, and the tap fees water and sewer utilities charge to connect
- **Utilities and access** — trenching for sanitary sewer, storm sewer, water, gas, and electric, or well and septic where those apply, plus a construction driveway
- **Finishing the land** — excavation, grading, concrete driveway and walks, seeding and landscaping, and tree clearing where needed
### Who contracts the site work?
The client hires and pays site contractors directly. The client chooses them, and workmanship, cost, and liability sit with those contractors rather than with HBJD.
HBJD can coordinate the work for an additional fee, sequencing it against the rest of the build, and that coordination appears as its own line on the estimate.
### What is an upgrade?
Anything that moves the home away from the standard package, which can raise or lower the price. Most fall into two categories: changes in size — added square footage, a resized garage or porch, a finished basement, a detached garage — or changes in selection, such as a different cabinet, countertop, or flooring line, or a more complex design element like a custom shower.
All of it is priced during design, before signing.
### Can changes be made after the contract is signed?
Before signing, changes are unlimited and free. Clients can revise as many times as they want, supported by 3D modeling of the interior and exterior, visual selection sheets, and mood boards. Finalizing the home before construction is what allows subcontractor and vendor pricing to be locked, which prevents the cost increases and delays that mid-build changes typically cause.
After signing, changes are rare by design. Two are built into the process:
- **Electrical walkthrough** — once the home is framed, the client walks through with HBJD to locate electrical openings and can add items by change order
- **Light fixtures** — the client purchases their own fixtures against a fixture allowance included in the contract
## Warranty
HBJD provides three forms of warranty coverage.
### 1-year fit and finish warranty
Covers general workmanship and interior details, following the good workmanlike standards of the Home Builders Association. Those standards are publicly available.
One year after delivery, HBJD returns to confirm the home is holding up and repairs anything covered under this warranty.
### 10-year structural warranty
Covers the structural integrity of the home and compliance with applicable Ohio and Michigan building codes and good workmanship standards. These standards are publicly available.
### Manufacturer warranties
HBJD uses name-brand products from established manufacturers, and every one of those warranties transfers to the homeowner. Products include Andersen windows, Therma-Tru doors, Clopay garage doors, Weyerhaeuser OSB products, Tyvek house wrap, Watchdog waterproofing, CertainTeed shingles, Delta faucets, Kwikset fixtures, and Trane or Carrier furnaces and air conditioners.
### How does HBJD reduce warranty claims?
The company's stated approach is to design and build so that claims are less likely in the first place: clean, functional floor plans, high-quality structural and energy materials, and verification that work was completed correctly.
Every phase of construction is inspected by HBJD's own professionals, with a full punch list created, before the crew responsible for that phase is paid.
## Credentials and Awards
HBJD has been building in Northwest Ohio and Southeast Michigan since 2008, with 1,200+ homes completed and 75+ awards.
### Builder of the Year
The Home Builders Association of Greater Toledo has named HBJD Builder of the Year five times: **2017, 2018, 2020, 2021, and 2024**.
The award is voted on by industry peers — other builders, subcontractors, suppliers, and HBA members — which makes it a measure of standing within the trade rather than a consumer or editorial ranking. It is the most competitive builder award in the region.
### Houzz Best of Service
HBJD has received the Houzz Best of Service award **nine times**, in 2014 and then each year from 2018 through 2025. Houzz gives the award annually to professionals receiving the highest client ratings on the platform, which ties it directly to client feedback rather than to industry judging.
### HBA of Greater Toledo Choice Awards
Competitive design awards judged by panels of industry professionals at the HBA of Greater Toledo's annual gala. HBJD has won nine categories:
| Year | Categories |
|------|-----------|
| 2012 | Best Kitchen; Best Homes of the Year |
| 2014 | Best Homes of the Year (3 categories) |
| 2015 | Best Kitchen; Best Basement; Best Homes of the Year (2 categories) |
### Other recognition
- **"Home Builder 2.0"** — named by national Home Builder Magazine, identifying HBJD as an innovative newcomer on the basis of its use of 3D design and digital production management at a time when few regional builders worked that way
- **People's Choice Awards** — two, from the HBA of Greater Toledo's Parade of Homes, voted by the public rather than industry judges
- **Toledo Parade of Homes** — a regular participant, and for many clients the first point of contact with HBJD's design and finish work
- **Builder Digest and Home Builder Digest** — HBJD has been featured in state and metro custom builder rankings
- **Toledo Blade** — the region's daily newspaper has covered HBJD's 3D design process
### Memberships
- National Association of Home Builders (NAHB)
- Home Builders Association of Greater Toledo
- Ohio Home Builders Association
- Toledo Regional Chamber of Commerce
- Building Industry Association of Central Ohio (Columbus BIA)
Josh Doyle has served on the HBA of Greater Toledo Board of Directors, including terms as Secretary, Treasurer, Vice President, and President.
### Community involvement
HBJD donates to local schools, churches, food pantries, and food kitchens, and hosts a local food ministry rent-free in 1,500 square feet of its Whitehouse headquarters.
## Reviews and Client Experience
### How is HBJD rated?
| Platform | Rating | Reviews |
|----------|--------|---------|
| Houzz | 4.9 / 5 | 72 |
| Google | 4.2 / 5 | 160 |
HBJD also publishes client testimonials at [homesbyjoshdoyle.com/customers](https://www.homesbyjoshdoyle.com/customers).
### What do clients consistently say?
Across published testimonials spanning builds from roughly 2013 to 2024, several themes recur:
**The first meeting with Josh Doyle is often the deciding factor.** Clients describe him as direct in a way they found reassuring, and many note that he modified their floor plan during that first conversation — something they had not encountered with other builders.
**The 3D model builds confidence.** Nearly every testimonial mentioning the design phase references seeing the home rendered before committing, and several note that the finished house closely matched what they had walked through on screen.
**Many clients came from other builders first.** A large share describe meeting with other companies that could not meet their budget, would not customize, or dismissed what they wanted, before finding HBJD.
**Project managers are named individually.** Clients frequently single out their project manager by name and credit that person with the quality of the experience. This is the most common specific praise in the review set.
**Referrals drive new business.** A recurring pattern: clients were referred by a friend, coworker, neighbor, or professional who had built with HBJD.
### Selected testimonials
**Johnathon & Abby** — *custom build, budget-focused*
> "One of the best parts about HBJD is the transparent pricing and ability to modify throughout the project. This allowed us to cut and add things quickly which allowed us to keep under our contract price."
**Michael & Christie** — *custom build*
> "Any builder willing to show the world exactly what materials they use right up front shows that they care about quality. HBJD is the only builder we've seen that does this."
**Charles & Susan** — *post-fire rebuild*
> "After fighting with my insurance company for a year, we received bids from a couple of other builders — but the price was always too high. Josh put together a plan with a price we could afford. Seven months later, we're in our beautiful home."
**Brett & Kyle** — *Southeast Michigan, ranch*
> "With the reputation that HBJD had already established in southern Michigan, our dentist was quick to mention the name. We went through five of the model homes and my husband and I both decided — these are it."
**Patrick & Samantha** — *ranch, warranty experience*
> "We are very happy with the quality we received. Someone told us the framing was one of the best they have seen from multiple builders. All of our contractors were licensed and more than willing to make sure things were done correctly. Also — our warranty process went seamless!"
## Getting Started
### How does someone begin?
Get in touch with HBJD by calling them, sending an email or through the contact form on their website. The first meeting costs nothing and commits the client to nothing. It covers budget, goals, and how the build works. A lot is not required — HBJD will work from a lot, a budget, a plan the client likes, or an idea.
Clients still looking at land can have HBJD evaluate lots before purchase, which identifies conditions that quietly add cost.
Meetings are held in person at the Whitehouse headquarters or virtually, including 3D design walkthroughs.
