Our Process, Pricing & Warranty

It all starts with the design. Choose and modify one of our existing plans, or start fresh with your own ideas. Your home is designed in 3D before anything is signed, then priced as one fixed number, with higher-quality materials built into every detail of the structure rather than sold back to you later as upgrades.

You'll live with this house for decades, but you'll only watch it get built once, and most of the work that matters disappears behind drywall. So here's the whole thing, stage by stage.

True custom. From design to finish.

Our Process

1. Discovery and design

You don't need a lot to start, we'd rather talk first. The first meeting costs nothing, commits you to nothing, and covers your budget, your goals, and how the build works.

If you're still looking at land we'll evaluate lots before you buy and flag what quietly adds cost: soil, drainage, setbacks, utility runs, deed restrictions. If you already have a lot in mind, we separate land and site-improvement costs from the cost of the house (where the driveway goes, what utilities will run, one clear total) so the budget for the home itself is a real number.

2. Free home plans and 3D design

Once your lot is secured, we start drawing. Architectural design is standard and free. Start from one of our hundreds of existing floorplans, modify one, or start from a blank page with your own ideas. Josh and our design team have built over 100 furnished model showhomes across 20 years, so most clients begin from a proven plan and shape it from there.

Josh designs every home in 3D. You see and approve the renderings before anything is finalized, which is the point. Changes are free on a screen and expensive once the framing is up. Design work happens in person or virtually, whichever suits you.

3. Material selections and final design

Interior design is included, unlimited, and not billed separately. Our trained design team works with you in our Kitchen & Bath Studio and design center, or virtually, to go through every interior and exterior selection in the home. Kitchens and baths are designed in 3D at no cost.

Because we order our high-end cabinet lines directly from the manufacturer, we cut that cost roughly in half. That means more savings that go into your home rather than into a markup.

4. Sitework: coordinated by us, controlled by you

Sitework is everything that happens to the land: approvals and fees, driveway, utility runs, well and septic where applicable, and final grading.
You hire and pay these contractors directly. You choose them, and the workmanship, cost, and liability sit with them rather than with us.

We help coordinate it. After 20 years across 34 counties we know the excavators, well drillers, and septic installers in most of our service area, and we can manage those subcontractors on your behalf (at an additional fee) so the work lands in the right sequence with the rest of the build

.

Two things worth knowing: variable-cost sitework is carried as an allowance, so once the work is performed any difference comes back to you. And sitework updates are provided on request, ask and we'll get you one, but it isn't sent automatically the way your construction updates are.

5. Construction, with regular progress updates

Building proceeds on schedule alongside your lot and sitework, with consistent communication throughout. You shouldn't have to wonder what's happening in your own house, so you don't have to chase us for it.

Every phase is inspected before the crew responsible is paid for it — more on that in the warranty section below.

6. Final walkthrough and move-in

You walk the finished home and confirm it matches the approved design. Anything that isn't right goes on a punch list, and the home isn't complete until that list is done and you've signed off on it.

7. One-year warranty check

One year after we deliver the home, we confirm everything is holding up and repair anything covered under the fit and finish warranty.

Changing Your Mind Before the Contract and After

Before the contract is signed, you have unlimited flexibility. Change anything, as many times as you want, at no cost. We provide extensive and free architectural and interior design services, including full 3D modeling of your home inside and out, visual selection sheets, and mood boards so you can see and finalize every detail before construction begins.

Proper planning prevents poor performance. We’d rather you change your mind twenty times before we break ground than once after. Finalizing the home before construction allows us to lock in subcontractor and vendor pricing, helping prevent cost increases, delays, and the frustration that often comes with mid-build changes.

After the contract is signed, changes are rare by design. However, two change opportunities are built into our process:

  • Electrical walkthrough: Once the home is framed, you walk through the home with us to locate electrical openings and can add items through a change order

  • Light fixtures: You purchase your own fixtures, with a fixture allowance included in the contract

The goal is simple: finalize as much as possible before construction begins so your home can be built efficiently, with fewer surprises and greater pricing certainty.

Start With a Conversation

The first meeting costs nothing and commits you to nothing. Bring your lot, your budget, a plan you like, or nothing but an idea, we'll design from any of them.
