Our Pricing

Fixed Pricing, Not Cost Per Square Foot

Before construction starts, you get one number: the total price of your fully designed and specified home. Every selection is made and priced before you sign, allowing us to lock in subcontractor and vendor pricing before construction begins. That number doesn't change unless you choose to make a change.

Cost per square foot can be useful for comparison, but it doesn’t tell you what you’re actually getting. Two homes with the same cost per square foot can have very different levels of structural quality, energy efficiency, materials, finished, and included features. Our base price includes many features that other builders treat as upgrades, so you’re comparing the actual cost of your finished home rather than a low starting price that grows as you make selections.

This approach gives you greater pricing certainty and transparency from the beginning. You know what your home will cost, what you’re getting for that price, and which changes will actually increase the cost. We also value-engineer every home to reduce wasted space, material waste, and unnecessary costs without sacrificing quality. Our kitchen & bath studio further helps control costs by allowing us to purchase cabinets and other high-end finishes directly from manufacturers, reducing middleman markups, and passing savings on to you.

Regardless of the home’s size or price point, every home receives the same standards of structural quality and energy efficiency. We can always build a more expensive home, but we can’t build a higher-quality home.

How We Price The Sitework

The fixed price covers the home itself. Sitework is estimated separately as allowances, because those costs depend on your land and are billed to you at cost. You get a line-by-line estimate for all of it before you sign, so you're budgeting from real numbers rather than a guess.

Sitework is everything outside the house itself, and it falls into three groups:

  • Approvals and fees: Building permit, engineering, site plan, and zoning, plus the tap fees your water and sewer utilities charge to connect.

  • Utilities and access: Trenching for sanitary sewer, storm sewer, water, gas, and electric — or well and septic where those apply — and a construction driveway to work from.

  • Finishing the land: Excavation, grading, the concrete driveway and walks, seeding and landscaping, and tree clearing where needed.

You hire and pay these contractors directly. You choose them, and the workmanship, cost, and liability sit with them rather than with us. Our coordination of that work appears as its own line on the estimate.

Start With a Conversation

The first meeting costs nothing and commits you to nothing. Bring your lot, your budget, a plan you like, or nothing but an idea, we'll design from any of them.
